Description
The complex consists of a casa padronale (landowners house) on three floors plus the cellar, and a two-storey annexe with flat roof, attached and internally connected to the main building. The total floor space is circa 470 sqm.
The casa padronale, a large country house in bricks built at the end of 19th century, features some interesting architectural elements, particularly the windows on the upper floor. Four of the windows have been preserved in their original design of arch-shaped French windows. Such details reveal the patrician origin of the building.
The house has two entrances, the main one on the southwest side and the other, with staircase, on the northeast side. Both lead to the ground floor atrium, where the stairs to the upper floors and the cellar are. From the atrium one can access two interconnected rooms with exposed wood beams on one side, and one room with ceiling in reinforced concrete on the other.
The first floor features a large dining room, directly connected to a kitchen with fireplace, two bedrooms and one bathroom. From one of the bedrooms there is an access to the first floor of the annexe.
On the second floor there are four rooms and a small toilet. From two of the rooms one can access the flat roof of the annexe. In the past, this was used as a roof terrace for dining al fresco. It is now covered in bare bitumen-cardboard and the old railings have been removed.
From the atrium one can descend into the cellar, featuring beautiful barrel vaults. The cellar can also be accessed via an external door. On the ground floor, there is also a storeroom or garage with access from outside.
The rural annexe retains the typical features of an old farmhouse (wood beams and rustic finishes) on the ground floor, where one can find the old stable and storerooms. The ground floor is only accessible from outside. The first floor – of more recent construction and covered by the flat roof - can be accessed either from outside via a staircase on the southeast side, or internally through the first floor of the main house. On the first floor there are four rooms, one of which features a fireplace, but no bathroom.
The main building appears to be in sound structural condition and almost habitable (it was inhabited until 2002), but it needs some light restoration coupled with more substantial renovation works (the roof, rewiring, bathrooms, etc). Furthermore, there’s no central heating. The annexe, albeit apparently in viable condition, requires conversion of the ground floor and total renovation of the first floor.
Included in the property is also the wreck of an agricultural outbuilding.
Land
The property includes circa 7.5 hectares of land, mostly farmland with a few rows of fruit-trees. Around the house there is a fan-shaped, semi-level green area encompassing an olive grove (circa 40 olive-trees), fruit-trees and garden vegetation. Immediately in front of the main entrance there is a terraced area, perfect for sitting and dining in the good season.
